Q -  How does your process work?

A - When you submit your information, we forward it to one of our

professional House Buyers. You should expect to hear from them within

one to two business days after submitting your information.

 

House Buyers are professional investors who buy houses on a regular basis.

They will contact you to gather information about the property, your situation, and to schedule a time to visit the property for a walk through.

Once this is complete, they will evaluate all of the information and generate an offer for you to consider. If you find the offer agreeable, then the House Buyer will work with you and the Closing Attorney to schedule the closing at a time that is convenient to you. 

Q - Do you pay market value? Will you use or need an appraisal? How do you determine the offer amount you're willing to make?

A - Each and every situation is unique. The House Buyer takes into consideration the age and condition of a house, the costs of needed repairs, the urgency of your individual situation, and a number of other factors to determine what they are willing to offer for a home.

 

The House Buyer typically uses the many public record sources available to determine the Market Value of the Property without get an appraisal. In the event that the property is unique or does not have many comparable sales, then an appraisal might be needed.

Our offers take into account the market value of the property and the repairs that are needed on the property and is based on these values. Once the offer is determined, our House Buyer will explain the factors that were considered when making the offer.

 

Q - Do I need to have a Realtor?

A - The short answer is No. The owner of a house is allowed to represent themselves and to sell a property without the assistance of a realtor

Our suggestion is the you work with us first to see if the House Buyer can give you an offer that you are happy with. If you accept this offer then you will not need to pay a commission. After that, you may then wish to consult a realtor and see what your projected selling price and net proceeds would be if you went with a realtor.

Q - What if I am already under contract with a Realtor?

A - We deal with people regularly who are unsatisfied with their current realtor. If you are currently under contract and dissatisfied with their performance, we suggest that you read the contact to see if there is a method for releasing you from the contract. If not, then you should contact the Realtor to see if they will consider releasing you early due to dissatisfaction.  

 

Our House Buyers can work with you while you are under contract with a Realtor but any offer that we make would be subject to commission if you accept it. Otherwise, we would give you the option of telling us when your listing expires, so that they may contact you again at that time.

Q - Do you only buy houses or will you buy condos, manufactured housing, etc?

A - In addition to houses, we will consider buying townhouses, condominiums, duplexes, river front property, office buildings, farms, or any building such as manufactured housing or mobile homes as long as the land that the home sits on is also owned and included in the sale. 

Q -  What is your fee?

A - There is absolutely no fee to the Seller when working with one of our House Buyers.

 

Q - Am I obligated to use your service once I fill out your form?

A - Absolutely not. You are under no obligation to do anything until you have signed a Sales Agreement with one of our House Buyers. You would have a similar obligation with any real estate transaction.

Q - Will selling my home let me avoid foreclosure?

A - Yes, in most cases you can stop foreclosure by selling your home. Read Stop Foreclosure to learn more.

Q - Do you share or sell my personal information with any third parties?

A - No, we never share your information with anyone else  - ever.
